An agreement of sale is basically a contract between you (the homebuyer) and the person who currently owns the home. When you get an agreement of sale, it is easy to feel so excited that you sign right away. However, there are a number of things you need to do before signing the agreement of sale, since after it is signed you may not be able to make any kinds of requests or get out of the deal. 1. Read the agreement of sale start to finish.

You’ve probably already discussed everything in this document with the homeowner. 2. Get a home inspection.

If you’re required to sign the agreement of sale before you can get the home inspection done, it should have a clause that releases you from the contract if problems are found with the home.

3. Make sure that there is a mortgage clause.

Sometimes, even if you think you have good credit, it can be hard to get approved for a mortgage. This clause should specify an interest rate. Otherwise, you could be forced to get a mortgage and a very, very high interest rate just to fulfill the contract.

4. Determine who will pay for utilities and other related expenses while the deal is in escrow.

If this is not in your agreement of sale, you need to talk to the homeowner about it. They might assume that you’re paying for all or some of these costs. In reality, however, these things should be at their expense until the title is transferred. Everyone needs to be on the same page.

5. Find an escrow company.

Your realtor might be able to help with this one. You and the current homeowner need to decide on an escrow service. Research the company fully. There are a lot of dishonest escrow services that will take some of the money, as well as a number of scams. You need an escrow service you can trust and that you and the current owner both agree upon.

6. Put your money in escrow.

Once you’ve decided on an escrow service, put your money in escrow. Adding your down payment to the escrow account means that you’ll be paying escrow fees whether or not the deal goes through, so keep this in mind.

7. Do a final walk-through of the house.

Before you transfer the title, it is important to look at the house once again to make sure that there haven’t been any recent damages. If there have, you should ask the homeowner for information about how it occurred. You should also ask for a credit or that the damages are repaired before you officially purchase the house.

8. Make any corrections you need to the contract.

Before signing, it is important to make a new copy of the agreement of sale and reread it once again. Even if you hand-write a note on the copy, you should reread everything to ensure that it is exactly what you need. If there are any discrepancies at all, they could hurt you later.

9. Meet with mortgage lenders.

If you have not already been pre-approved for a mortgage, now’s the time to start booking for one! Take some time to clean up your finances, and then begin applying for a mortgage. Make sure that you closely compare interest rates, terms, and other conditions offered to you. Every deal will be slightly different.

10. Begin budgeting!

Lastly, now is the time to really start putting money away for your mortgage payments every month. You do not want to fall into a foreclosure situation! Pump up your savings by sticking as much as possible in the bank out of every paycheck. That way, when the deal officially goes through, you’ll be ready to make payments every month.

Missing teeth can result from a number of circumstances. For example, one or more teeth may be knocked out during an accident; decay might compromise a tooth to the point that it needs to be extracted; or, advanced gum disease may weaken the alveolar bone (the bone that anchors the teeth), leading to tooth loss. Regardless of the cause, the space left by a missing tooth can appear unsightly. It can also pose oral health issues.

Dental Implants Explained

A dental implant is a device (usually made of titanium) that is placed into a patient’s jawbone. There are three pieces to a conventional implant: the fixture, an abutment, and a crown. The fixture has a screw-like appearance. It is implanted into the space left by the missing tooth’s root, and fuses with the bone that surrounds it.

Endosteal Versus Subperiosteal Implants

There are two major categories of implants – endosteal and subperiosteal implants. In the case of endosteal implants, these are those that are placed in the patient’s jawbone, similar to the natural root of a tooth. These are the most common form of implants used today. The patient’s bone must be wide and deep enough to support the fixture. Bone grafts may be necessary.

Subperiosteal implants are used when the patient’s bone lacks sufficient width or depth. These devices are placed on top of the gumline, and anchored by a special metal frame. The frame is implanted beneath the surface of the gums.

Procedure For Placing Dental Implants

In most cases, an implant can be placed with a local anesthetic. Once the area has been numbed, the dentist makes a few incisions into the gumline. The gums are peeled back to expose the jawbone. The bone is shaped (if necessary) to improve its smoothness.

Once the dentist has identified the target location of the implant, a hole is made into the bone. A series of drills are used to widen and shape the hole in preparation to receive the implant. The dentist will confirm the width and shape before inserting the fixture.

With the fixture installed, the gums are repositioned over the entry site, and sutured. The sutures are typically removed within a week, assuming the patient heals well.

Four to six months following implantation of the fixture, the abutment and crown are placed. The months leading up to this procedure allow the jawbone and gumline to heal, and allow the fixture to fuse with the bone (a process called osseointegration). The gums are peeled back to expose the top of the fixture, and the abutment is placed on top of it. Then, the crown is placed on top of the abutment.

Who Is A Good Candidate For Dental Implants?

Candidacy for the treatment is based on several criteria, including the patient’s overall health, existing medical conditions, and habits that might lower the likelihood of success. For example, patients who have suffered a heart attack in the recent past are typically precluded from having implants installed. Those with type II diabetes may likewise be poor candidates.

With regard to habits, smoking is the biggest concern since it tends to compromise the density and quality of the bone. Teeth grinding is also a concern.

There are other options for replacing missing teeth, including dentures and bridges. But dental implants remain one of the most popular approaches used today.

How To Deal With Problem Staff And Poor Performance

Poor staff performance and ‘problem workers’ are some of the trickiest things to be dealt with in the office. It’s difficult to balance morale and productivity in the optimum way for office success, and as a result I often hear of managers turning a blind eye to poor staff performance, fearing that drawing attention to it will cause problems in the atmosphere and work environment.

The truth is that avoiding dealing with problem staff is often the worst thing you can do. If you turn a blind eye, the rot can spread to the other apples. If a member of staff is consistently late, for example, and nothing is seen to be done about it, then why should other staff members keep up high standards of timeliness? Inevitably, a rot sets in around the office and poor staff performance becomes the rule rather than the exception! Even if it is something that others are unaware of, like plummeting productivity, it is still something that should be dealt with as soon as you become aware of the issue – intervening in a timely manner will hit the problem on the head early on, and prevent it from spreading and causing resentment and ill feeling. After all, problem employees may not realise they are doing anything wrong unless you intervene, and doing this early can act as a wake-up call to improve staff performance before it’s too late!

So the first step of dealing with problem staff or poor performance is to inform them of the problem. Naturally this should be done in private to avoid shaming them in front of the others (this will cause major resentment), and the issue should be explained clearly so there is no grounds for misunderstanding. If they have a reasonable excuse for a drop in form (severe illness in the family or problems at home) then you should endeavour to be understanding and come up with a compassionate solution – see how you can help the employee return to standard. If they have no reason, you need to reiterate (or in some cases, iterate) clearly what your expectations are from them – after all, if they don’t know what they are it can be impossible for them to be met! If you have a problem employee, you don’t want to wait until their annual review to tell them what goals they should have met!

The next phase is actually helping them to meet your outlined expectations. In the case of something like consistent lateness this is easy to monitor, but with something more abstract – like quantity and quality of work, it’s harder for both you and the employee to keep an eye on things. For this reason, you may need to consider the following things when managing poor performance in your staff:

Positive, constructive feedback is a good idea to give your employee an idea of whether they’re heading in the right direction or not. Let them know clearly what’s improved and what still needs to be tightened – it should be specific, detailed and timely.

Possible Supervision

Problem employees often require direction and for employers to work closely with them in order for them to reach their potential. Both parties should understand that this hands on approach to managing poor performance is with the ultimate goal of the employee working competently independently of constant supervision.

Additional Training

In some (but by no means all) situations, the employees underperformance may be through no fault of their own, and they may as a result require extra training in order to reach the standard of skills and competency stipulated in their goals.

Checklists

Depending on the type of problem employee you have, you may find checklists to be of use. These are particularly useful for problem staff who struggle with their timekeeping and priorities, it allows them to stay focused on each task and organise their workload.

Positive Reinforcement

Having already been highlighted for doing something wrong, it is essential you redress the balance when the employee’s performance improves. Positive reinforcement – telling the employee you’re pleased with their work can make someone’s day, improve their happiness at a company and – most importantly – make them more likely to deliver a repeat performance. Let them know that this is the sort of thing you’ve been hoping for.

Set a Period of Evaluation

One of the most important areas of dealing with problem staff is setting a period of evaluation. Put in writing the problem, the improvements you hope to see made, and the timeline for this. Close with the disciplinary actions that will be taken if things are not improved (and maintained) – all the way up to dismissal if there is no improvement.

Whatever you do, don’t just make firing your employees your automatic response to poor staff performance! You need to work with the employees to try and resolve issues, and give them fair warning that their job is in danger, otherwise you are leaving yourself wide open for litigation. It may seem a lot of work, and easier just to let it slide initially, but failure to act early will cause the problem to get worse and worse, and potentially for discontent to spread within the office environment. Follow this procedure when managing poor performance, and there’s no reason why your productivity shouldn’t recover from the slight dip!

In February 2017, the Iranian Chess Federation announced two teenage chess players, Dorsa Derakhshani and her younger brother Borna Derakhshani, were banned from representing the national team. The federation announced their decision although Dorsa Derakhshani had previously decided and informed the chess federation she did not wish to play for Iran.

Dorsa Derakhshani is currently 21 years old and holds the International Master (IM) as well as Woman Grand Master (WGM) titles. Her brother, Borna, plays for the English Federation and holds the FIDE Master title.

Dorsa Derakhshani was banned since she did not wear a hijab, an Islamic headscarf, while competing at the Tradewise Gibraltar Chess Festival in January 2017. Under the laws of Islamic Republic of Iran, hijab is a mandatory dress code. Her brother Borna Deraskhsani was banned for playing against Israeli Grand Master (GM) Alexander Huzman at the same tournament. Iran does not recognise the existence of Israel, and previously, Irani athletes have avoided playing against Israeli athletes.

“Woofstock” dog festival in Toronto, Ontario, Canada

North America’s largest outdoor dog festival came back to Toronto last weekend for its fifth year. It ran from the 9th of June to the 10th of June at Toronto’s historical St. Lawrence Market. A Wikinews reporter was there on Sunday to report on some of the events that happened on the last day.

The “Woofstock” dog festival attracted as many as 140,000 people with their dogs. The festival had tons of accessories, sold under tents, to buy for dogs; food, toys, designer clothes, and more. About 400 vendors and exhibitors were there to promote their products, which also gave private dog companies or groups a chance to show their new products. The local SPCA and some animal rescues were under tents answering questions from visitors. While walking, all visitors could see the CN Tower and other very tall buildings.

One of the local TV stations, Citytv, was there. They hosted a live event at the show which was broadcast on TV. People came up on the stage and asked questions regarding their dogs and the host and co-host answered them.

A man, who called himself the “Chalk Master”, drew two pictures on pavement with chalk. He did it for free but donations were welcome. One was a picture of a girl’s head beside a dog’s head, and another with a wolf.

“Hello Humans. I’ve been invited here to provide your eyeball(s), with some pretty colours. I don’t get paid as I work this weekend strictly for tips… so, if you like what you see please make a DONATION. If you don’t like it simply reach into the pocket of the person next to you and give me their money. CHALK MASTER.”

A contest called “Canada’s top dog” had its own tent with a professional photographer taking pictures of dogs behind a white screen; the winning photo is to be published on the cover of “Puppy and dog basics” magazine.

Large “Gourmet” dog bones were also served from a cart and table.

Next year’s festival is expected to be bigger and better with even more attractions.

The exercises that I have chosen are good ones which cover the main groups quite well. However, should you wish to change them, please remember that you should follow the same basic rules. For example, for legs, we have chosen thigh extensions as a pre-exhaust and of course the squat as the main movement.

Obviously the weights will be lower when you come to the squats, but the intensity will be there without doubt, BUT when you come to re-doing the thigh extensions, you will then see (and feel) just what a pump really is.

Try and keep the basic groups together as they work well, plus it has been designed so that maximum recovery is at it’s best. As always, if there are any problems, please call me and I will advise accordingly.

Try this for about 2 -3 months, also go for the same basic exercises BUT each week or two, change the system slightly, say low reps, high weight, short breaks for one week and the opposite for the week following. It all helps to shock the body into new growth.

OK I know that I said earlier that we were really cutting down on variety but what I meant there was that I wanted to take you away from the same exercises and styles that you can get stuck into week after week, month after month. Sorry if it confused you, but hey I can be a twat at times I know – that’s my job!

ANOTHER GOOD TIP

Is to try both styles of training, one week go for a perfectly strict style and another use more of a ‘cheat’ method where you can use that little bit more weight. Personally, I like to use the strict style even with the lower weights. I feel that this hurts more and I get more of a benefit with it. Also, with having more injuries happen to me than Jackie Chan, I can tend to be that little more careful, especially with elbow joints and even more so lower back.

If you feel that your usual methods are well established and you are worried that you would lose using this type of training, then stick to what you have got. But if you are eating well and resting as good, there is no way that you would lose – quite the contrary to be honest. If you use a cheat style quite often, I can guarantee that a strict style would make a big change to your physique

GEAR?

Really, this type of system is ideal for bulking. I would suggest sticking with the good old basics over a 8 -10 week period. A shot of Sustanon once every four or five days, with either Deca or Bol D Bol Equipoise at about 2OOmg/ml once every four or five too, in the same syringe if they are oil based (which they should be).

There are some good dianabol’s on the market at the moment which would be a good oral back up on such a stack. Should you not wish to go for to much bulk, Stromba would be a good alternative. Whichever oral you choose, go for about 4 to start, moving up to 8 – 10 per day over the period. As always, don’t forget the nolvadex – keep the “bitches” away.
